New laws have been introduced in England that all rental properties must meet a minimum performance rating of E on their Energy Performance Certificate (EPC). Previously, all properties had been required to obtain the certificate, but now as of April 1st, 2018, all new lets and tenancy renewals must meet a performance rating of E.

The second phase of the law will be rolled out as of April 1st, 2020, whereas these regulations will be in effect for all existing tenancies.
